Our forte: medium to long term tenancies, which means 6+ months. These may be renewed if all parties are in agreement. However, before we talk about renewing your tenancy, we need to find you a perfect home.

Once you find a house to your liking, get in touch to book a viewing as soon as possible. It is a good practice to start looking about a month before you wish to move, as the most popular areas never wait long for a new tenant.

When the visit is over and the landlord accepts you, we will perform a few routine background checks. This typically entails getting in touch with your employer and (where relevant) the previous landlord. Typically, this is when we agree on the moving in date – congratulations!

Here's just a quick reminder of what becoming a tenant makes you responsible for:

  • Paying rent at a time specified in your tenancy agreement
  • Covering bills (which include, but may not be limited to water, gas, electricity, Council Tax, phone line, broadband, TV license and/or packages – details will be specified in your tenancy agreement)
  • Maintaining the house in good condition (this includes inside and outside: taking good care of the furnishings, when you are renting a furnished property, as well as keeping the garden and parking area in a decent state)

Maintenance and ensuring that the house meets all safety regulations is your landlord's responsibility. The first step and contact us to provide brief details about yourself and the accommodation you are looking for, let's start the search!



Viewings will be arranged at times to suit you, including evenings and weekends. One of our staff will show you around the house – we are here to give advice and answer any questions you may have.


As a minimum, we will require satisfactory references from your employer or college, a previous or current landlord, and a credit reference report. We may also require a personal reference and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.


Rent is typically payable a month in advance. As a tenant, please note that you are also responsible for the Council Tax, water rates, gas, electricity, and telephone costs. Rent is payable by bank standing order to our company bank account or your landlord's bank account – as stated in your tenancy agreement.


A security deposit of a minimum of one month's rental will usually be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
